Renting Process

APPLICANT PROCESS

Find the available listing you would like to apply to and visit our online or paper based application page. Complete the application. One for each person over 18 years of age is required. For faster processing, make sure all information is correctly filled out on the application.

APPLICATION FEE

We do charge an application fee of $40 for each adult.

IDENTIFICATION

We require 2 forms of ID, one photo ID such as a drivers license. The second ID can be a debit/credit card, birth certificate, S.S. Card, etc. You may submit this information via attachment while completing you application.

HOUSING REFERENCES

Rental history must be verifiable from unbiased sources. It is your responsibility to provide us with the information necessary to allow us to contact your past landlords. We require Rental Verification Form to be signed and returned to us.

We reserve the right to deny your application if, after making a good faith effort, we are unable to verify your rental history.  If the applicant’s housing during the past five years has included home ownership, mortgage payment history shall be considered.

INCOME

The combination of your monthly income must be at least 3 times the rent amount. Income must be verifiable through pay stubs, employer contact, and/or tax records. All other income, including self employment, must be verifiable through bank statements and tax records.  Stability of the source and amount of income during the past five years may be considered. You may submit this information via attachment while completing your application.

Additionally, we require Employment Verification Form to be completed by your employer.

CREDIT WORTHINESS

Credit worthiness may be determined from a credit report which should reflect prudent payment history. Applicant(s) history should be free of evictions, judgments, collections and bankruptcies. A valid explanation may be considered by the owner/agent if provided by the applicant(s).

ARRESTS AND CONVICTIONS

Arrests and/or convictions will be evaluated. Any individual whose occupancy could constitute a direct threat to the health or safety of other individuals or could result in physical damage to the premises will be denied. [/su_spoiler]

DEMEANOR AND BEHAVIOR

The behavior and demeanor of applicants during the application process will be considered.

INCOMPLETE, INACCURATE OR FALSIFIED INFORMATION

Any information that is incomplete, illegible, inaccurate, or falsified may be grounds for rejection or termination of the rental agreement upon discovery.

COMMON RENTAL HISTORY

The manager reserves the right to decline to rent to groups of persons lacking common rental history.

PET POLICY

No pet with a history of aggressive, threatening or violent behavior will be allowed.  At owner/agent’s discretion, breeds with a disposition for aggressive behavior may be prohibited. [/su_spoiler]

SMOKING POLICY

Smoking is NEVER allowed in ANY of our rental units.
